Most construction delays in Pune don't start on site. They start with a missing document that holds up building permission or a bank loan. Getting your paperwork in order first saves weeks.
Exact requirements depend on your plot and on which authority approves it: Pune Municipal Corporation (PMC), Pimpri-Chinchwad Municipal Corporation (PCMC) or PMRDA for areas outside the two corporations. Use this list as a starting point and confirm the final list with your architect.
Ownership and title documents
- Registered sale deed or conveyance deed in your name.
- 7/12 extract (for land in revenue records) or property card (for city survey areas).
- Title search report covering past ownership, usually prepared by a lawyer.
- Mutation entries showing the transfer of ownership to you.
Land and layout documents
- Non-agricultural (NA) permission, if the land was originally agricultural.
- Approved layout plan, if your plot is part of a sanctioned layout.
- Measurement or demarcation map showing plot boundaries.
- Latest property tax receipts.
Documents your architect prepares
- Site plan and building plans drawn to the applicable development rules.
- Structural design and stability certificate from a structural engineer.
- Area statement showing FSI used, setbacks and parking.
Personal documents
- PAN card and Aadhaar of all owners.
- Passport-size photographs.
- Power of attorney, if someone else is applying on your behalf.
A tip before you apply
Ask your architect to check FSI, setbacks and road width for your exact plot before finalising the design. It is much easier to fix a drawing than to fix a rejected application.
Buildvix prepares drawings and handles approvals for every project.
