House construction cost in Pune: a complete 2026 guide

What it really costs to build a house in Pune, what drives the price per sq ft, and what is usually left out of a quote.

If you own a plot in Pune or Pimpri-Chinchwad, the first question is always the same: how much will it cost to build? The honest answer is that it depends on a handful of choices you control. This guide explains each one, so you can read any quote with confidence.

How construction cost is calculated

Builders in Pune usually price construction per square foot of built-up area. Built-up area is the total covered area on every floor, including walls, staircase and balconies. Your total cost is simply built-up area multiplied by the rate for the package you choose, plus any extras.

At Buildvix, packages start at ₹1,850 per sq ft and go up to about ₹2,750 per sq ft for premium finishes. These rates cover materials, labour, design and project management.

A worked example

Take a 30 × 40 ft plot (1,200 sq ft). After setbacks you can typically cover around 75% of it, so about 900 sq ft per floor. A G+1 house is two floors, or 1,800 sq ft, plus a small staircase headroom on the terrace. At ₹2,050 per sq ft that is roughly ₹38–40 lakh before GST.

What drives the price per sq ft

  • Steel and cement brands: Tata Tiscon, JSW, UltraTech and ACC cost more than local brands, but are more consistent.
  • Flooring: vitrified tiles, granite and wooden flooring vary widely in price per sq ft.
  • Bathroom fittings: entry-level and premium CP fittings can differ by lakhs across a home.
  • Doors and windows: teak main doors, UPVC or aluminium windows each change the budget.
  • Number of floors: foundations and columns are designed for the final height, so G+2 needs a stronger structure than G+1.
  • Soil conditions: rocky or black-cotton soil can need deeper or special foundations.

What a quote often doesn't include

Two quotes with the same rate per sq ft can end up very different. Before you compare, check whether these are included:

  • Building permission and municipal fees (PMC, PCMC or PMRDA).
  • Compound wall, gate and paving.
  • Underground sump, overhead tank and borewell.
  • Electricity and water connection charges.
  • GST, which is usually added on top of the package rate.
  • Allowances for tiles, fittings and doors. If you choose items above the allowance, you pay the difference.

How to keep your budget under control

  • Insist on a fixed-price contract with every material brand written in.
  • Pay stage by stage, only after each stage is completed and inspected.
  • Freeze your design before construction starts. Changes during construction cost the most.
  • Ask for a detailed BOQ (bill of quantities) rather than a single lump sum.
